We recognize that your home is one of THE biggest investments in your life.  We also realize that it is a place where you’ve made memories.  Whether you’ve owned your home for a number of years or only have been there a short while, the decision to sell may stir up some emotions and sentimentality.  We appreciate every story a home tells.

It’s important at this time to ensure that you hire a Professional, like us, to ensure that you are properly informed of today’s market conditions.  As well, you will need to understand the proceedings, the laws and the disclosures that are part of the Real Estate transaction.

At our initial visit, we will want to walk through your house and checklist features and systems.  We will also inspect the lot and qualify any additional structures (garage, sheds etc), easements and/or right of ways.  The initial visit will take approximately an hour.  Before we leave, we will set up another time to meet.  We set this second visit because we need to prepare our Current Market Analysis (CMA) of your home. 

As market conditions are constantly changing, it is our goal to ensure that we research the most current information and facts for your CMA.  It is of no use to you when a Realtor walks into your door, takes a quick look around and “picks” a price.  We take the time to do our homework...accurately. We then return to discuss our findings.

Once you have an understanding of market conditions, market demand, and recent comparable sales data, YOU will set the Listing Price of your home.  We must remain mindful that, in today’s market, buyers are much more knowledgeable and have been comparison shopping.  It’s essential that we set the listing price so that we can attract as much activity as possible.  Remember, Buyers are looking at ALL the homes in your price range. 

Is your home ready to be put on the market to receive an offer?  As you know, first impressions are important.  If a property is not clean and maintained well, then an educated buyer may conclude that there are any number hidden defects...they are essentially walking through a home with a running tally of the cost of repair(s).  We will provide you with a checklist of things that might need to be done, both inside and out, to make the BEST impression possible.  Now you are ready and your home is Listed on the Professional Market. 

You have an Offer!  We will sit down with the Agent who is representing the Buyers.  They will tell us who their clients are and we will go over the Agreement of Purchase and Sale (The Offer).  There are many details in the contract that we must consider...of course, price is important however, other details might be significant in negotiations.  We will ensure you are fully aware of all details and that you are able to make an informed decision.  We are certified in Negotiating and we will advise you how to counter offer, when to compromise, or when to walk away.

Now we have an agreeable sale, our work is just beginning.  There are a number of details specific to the contract that must be addressed:  the lender, a survey, the lawyer, home inspections, disclosures, title search etc...there is a long list.  We will ensure that we stay on top of the details.  It’s simple:  if one thing gets missed or delayed, there could be problems at closing.  That’s why we have our systems in place to ensure that nothing gets overlooked.
