Commission – Taking Out the Guesswork
Every so often we receive phone calls and emails inquiring about commission. We understand that this is a very important issue when selling your home.
Many consumers assumed that all Realtors provide the exact same level of service despite their different rates of commission. When interviewing your Agent, you should ask, “What services are included in the commission?”
However, before we even begin a discussion about commission and services, let’s start right off by letting you know that as a Listing Agent we immediately offer 2.5% commission of the sale price to the Buying Agent. We do this because we understand that this Agent is the one who has a qualified Buyer, who is out in the Marketplace every day, and who will be making the Offer. They are doing a lot of leg work to find your home.
Keep in mind, that ours is one of the few types of businesses where all the work is completed before any money changes hands. The commissions will not be paid to the Buying Agent, or the Listing Agent, until there is a successful closing.
Now, let’s talk about services...We cannot tell you directly what other Real Estate Agents charge as a rate of commission. Nor can we say for certain what services they provide. We can however, explain in detail how we do things and how we earn our half of the commission...
- We are firm believers that you never have another opportunity to make a good first impression. We need to make sure your home is SHOW ready when it hits the market. We offer our clients a consultation with a Home Stager...at our expense.
- The layout and the size of rooms are extremely important to a potential Buyer. We use state of the art tools to ensure accuracy when measuring your home.
- We will have your home professionally photographed, at our expense, along with featured Virtual Tours.
- If a picture is worth a thousand words...then professional photographs is a great start. Not only will they be attached to your Listing on the MLS system, they will be attached onto Realtor.ca for Buyers to view.
- We have a reputation...and a good one at that. We advertise and hold Exclusive Open Houses for Agents in the neighbourhood with a catered lunch served at our expense.
- We use several web initiatives to advertise these Open Houses including, our website, the Bosley site, Realtor.ca, LinkedIn and we utilize our personal network on Facebook. You can find us on Facebook under Valerie Del Brocco.
- We are constantly amazed and excited by the power of “Community Marketing”. We produce and distribute Just Listed and Open House Invitation Cards at our expense.
- It is absolutely critical, in today’s Real Estate Market, to be Internet Savvy. It’s even more important, is to understand how to advertise electronically. Today’s Purchaser approaches the business of buying a home in a new way. The fact is that 84% of Buyer’s begin their search for a home on the Internet. We will Develop a Custom Marketing Strategy that will target the right Buyer(s) for your home.
- We are very hands on and extremely accessible. We remain available to you personally...you will not have to deal with someone you don’t know. We jokingly say that 2 heads are better than one...and four eyes are better than 2...That’s why we are Your Team!
